Locations: Kansas City, KS. We are looking for a Maintenance Supervisor to join our outstanding team in Kansas City, KS

The Maintenance Supervisor is responsible for the day-to-day maintenance operations of an assigned property and ensures that the overall physical aspects of the property meet the Company’s established standards and any applicable laws. This position requires at least 5-7 years residential experience and HVAC certification is a must. The Maintenance Supervisor supervises 1-2 people and has the ability to create systems and processes necessary in a new project, manage the maintenance budget, perform electrical repairs on small appliances and light plumbing to mention a few roles (painting experience preferred). CPO certified is desired.

  • 2 years building maintenance experience required

  • HVAC Certification required

  • Operates and/or ensures proper performance of HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structural and appliances.

  • Coordinates the day-to-day operations of the property.

  • Develop and supervise the daily activities of the maintenance team, such as planning and preparing work schedules, assigning tasks and delegating work, monitoring progress and work flow, reviewing work for timeliness and accuracy and appraising work performance.

  • Complete maintenance requests as indicated by leasing staff, adhering to all emergency and privacy guidelines.

  • Inspects apartments before and after move-in and move-outs, as well as after the apartment has been turned. Performs property inspections on a regular basis in order to maintain cleanliness and identify problems. Inspects buildings and grounds to ensure safety and cleanliness, and alerts maintenance team to items that need to be repaired.

  • Under Manager’s direction, negotiates and manages service & maintenance contracts to ensure cost effectiveness and quality service. Obtains bids from outside contractors as well as oversees contractor work for completeness.

  • Communicates with manager regarding the overall maintenance function at the property.

  • Ensures excellent customer service to prospective and current tenants, and promotes a quality living experience for all residents.

  • Promote and participate in company sponsored training programs and ensure subordinate associates participate in all training classes within required time frame. Participates in company provided training such as fair housing, safety, non-discrimination and harassment prevention.

  • Works to preserve standard of excellence in outward appearance of facility and grounds.
