Location: Valley Park, MO. The Maintenance Technician is responsible for responding to maintenance requests as instructed by the Maintenance Manager/Supervisor or property staff, or as requested by residents or vendors. This position ensures that the physical aspects of the property meet the company’s established standards and any applicable laws.

Qualifications for this full-time position are knowledge in plumbing, electrical and small appliance repair.  HVAC/EPA certification is preferred.  This position requires a positive, self-motivated professional who possesses good oral communication skills and enjoys working with people.

Requirements
  • Knowledge in plumbing, electrical and small appliance repair.

  • HVAC/EPA certification is preferred but not a must.

  • Assist in meeting property owners’ goals relative to resident satisfaction and resident retention.

  • Install control and distribution apparatus, such as but not limited to, switches, relays, and circuit breaker panels, fastening in place with screws or bolts, using hand tools and power tools.

  • Connect power cables to equipment, such as but not limited to, electric range or motor and install grounding leads. Test continuity of circuit to ensure electrical compatibility and safety of components using testing instruments, such as ohmmeter, battery buzzer and oscilloscope.

  • Observe functioning of installed equipment or system to detect hazards and need for adjustments, relocation, or replacement.

  • Repair or assist in repair of faulty equipment or systems.

  • Conduct scheduled inspections of buildings and equipment rooms. Read and record temperatures and pressures on equipment and facilities. Check, report and repair equipment malfunctions, such as but not limited to, noisy bearings, broken belts, excessive vibrations, and refrigerant leaks. Make equipment adjustments and calibrate equipment settings. Monitor and replace several types of filters. Oil and grease motors as needed.

  • Assist in the operations of all HVAC equipment and the management of building access systems.

  • Maintain a safe and accessible building for residents and visitors. Maintain the physical condition and appearance of the site.

  • Completes maintenance requests as indicated by leasing staff, adhering to emergency and privacy guidelines.

  • Notify management concerning need for major repairs or additions.

  • Monitors building warranties with assistance of Lead Service Technician.

  • Oversees all contractors and subcontractors working in the building.

  • Develops and maintains positive resident relationships.
